| The Landlord Technical Specialist (Mechanical) reports to the Mechanical Systems Owner/Operator for technical guidance on Landlord mechanical systems. These systems include all HVAC systems on site, building piping systems, elevators, cranes, fume hoods, and underground infrastructure including manholes, steam, condensate, air, water, and sewer systems. Duties: A large percentage of the workload involves assisting other personnel in the resolution of day-to-day mechanical issues that occur on site. Typical issues involve pipe breaks, HVAC problems, crane or elevator issues, etc. Typical interactions would be with prime tenants, trades personnel, planners and assessment group, design engineering, contractors, etc. Support for these groups typically involves entering Work Requests, Completing Work Permits, supporting LOTO functions, etc. The candidate would be expected to lead these repair initiatives by securing the required trades and support groups such as Work Management, Assessment, RP, etc. A second component involves the management of several existing maintenance contracts. These include site-wide, multi-year maintenance contracts such as elevators, cranes, bottled water, etc. Two general maintenance contracts (one for mechanical and one for piping) fall under this position as well. Management of a multi-year, multi-million dollar Site Service Line Replacement (SSLR) project also falls under this role. Responsibilities also include development of standards, QA documents and systems descriptions. The Specialist shall also ensure proper procedures and check lists are in the MP5 system for various PM activities. This also includes assuring proper tagging, numbering of equipment consistent with MP5 records. The Mechanical Specialist provides support for Mechanical Systems. This duty shall be carried out within the confines of the Site Landlord Systems program plans, defined budgets and schedule. Additional Duties - Ensure proper procedures and check lists in the MP5 system for various PM activities. This also includes assuring proper tagging, numbering of equipment consistent with MP5 records.
- Support systems owner/operators in the development of Preventive Maintenance programs for critical equipment and assets.
- Develop standards and specifications (including maintenance of landlord building standards document) to which the facilities will be designed and maintained.
- Provide back-up for the System Owner Operators.
- Consult/instruct support staff.
- Ability to work under pressure and conflicting priorities.
- Act as a technical consultant to internal/external customers.
- Provide reviews to project interface technical documentation for interference and impact on existing Landlord Systems.
- Willingness to work off hours, if required, during system failures and other site emergency situations
Qualifications - Extensive knowledge of AECL building mechanical systems as well and the processes to get these systems repaired is an essential asset.
- Ability to solve technical problems and communicate their solutions in an orderly, practical manner.
- A minimum of 5 years experience is preferred in operating and maintenance of site and building mechanical systems.
- Knowledge and experience of building systems including water/air/steam delivery, drainage systems, refrigeration, HVAC systems and energy management is an asset.
- Practical experience in general application of the Canadian National Building Code, Elevator Act, Canadian National Fire Association standards, ASHRAE standards, TSSA and Elevating and Hoisting devices is an asset.
- Working knowledge of how to create a work request and how to use the MP5 viewer.
- Working knowledge of the Oracle requisition software in order to create purchase requests.
- Typical document writing involves Technical Scope of Work, Waste Management Plan, Radiological Work Assessment (TSW, WMP, RWA) etc.
- General knowledge of Canadian environmental laws, HCFCs, asbestos, etc. and their impact on the operation and maintenance of facilities.
- Computer skills including a good working knowledge of MS Office Products and other specific programs.
