Reports to (Job Title): Director

I. Position Summary:

Responsible for managing 2 Plant Supervisors, 6 Plant Tradespeople who have responsibility for preventive and corrective maintenance & repair of fixed facilities that include 10 stations with platform screen doors, substations & OMSF (Operation & Maintenance Storage Facility). Manages $10M sub-contractor budget. Fixed Facilities includes plumbing, heating, escalators, elevators, locks, air conditioning, fire systems & all other related fixed facility systems.

II. Key Accountabilities:

25% Exercises leadership and supervision over personnel and activities of
plant maintenance, including compliance with all safety regulations, personnel
includes 2 Plant Supervisors, 6 Plant Tradespeople.
o Develop Performance Management Objectives
o Evaluate employee performance against objectives
o Administer employment policies and Collective Bargaining Agreement
consistently and fairly.
o Investigates and reviews accidents, incidents, violations and take
appropriate corrective action.
o Ensures the required level of technical knowledge is maintained by
plant personnel.

2.20% Meets all AirTrain System Fixed Facilities performance targets &
quality control standards for preventive, corrective & overhaul maintenance
done by plant personnel & subcontractors.
o Develop work schedules and assigns personnel to ensure support for
fixed facilities maintenance plan, i.e., HVAC, plumbing, platform screen
doors,
elevators, escalators, moving walkways,
o Assign staff to respond to non-scheduled repairs and emergencies
throughout fixed facilities 24 hours a day, 7 days a week.
o Ensures correct entry of data into MAXIMO.

3.20% Prepares Plant Maintenance Budget, monitor expenditures & variances
and develops remedial plans when required to ensure that budget targets are
met.
o Understand company¡¦s budgeting processes and systems.
o Develop plant maintenance budget, track and manage expenditures,
maximize improvements within budget constraints and meet budget.
o Quantify and qualify maintenance plans to ensure maximum use of human
resources, tools, time and materials.
o Meet all contractual commitments.

4.20% Manages formal & informal agreements & relationships with subcontractors
to ensure contract commitments are met.
o Manage vendor relationships in compliance with company policies.
o Ensure effective performance of preventive, corrective and overhaul
maintenance by sub-contractors is done timely and meets quality control
standards.

5.20% Develop and implement fixed facilities maintenance plans that focuses
on increasing the customer¡¦s confidence that the company delivers on
providing a clean, safe, secure, the customer¡¦s well being and reliable
service.
